The three problems this actually solves

Managers and boards do not buy lighting because it is pretty. They buy it because something is currently annoying, and it is usually one of these three.

The annual scramble. Every October somebody has to organize holiday lighting for the entrance and the clubhouse, get quotes, get approval and then chase the contractor through the one month everybody wants one. Every January it happens again in reverse. A permanent system deletes that recurring administrative job entirely.

The liability. A surprising number of Albuquerque communities still get this done by a maintenance person or a volunteer on a ladder. That is a genuine exposure, and it is the argument that most often moves a board.

The inconsistency. When residents each hire their own installer, a street ends up with six different color temperatures, six different mounting heights and a couple of sagging strands. A community-standard spec fixes that without anybody having to enforce taste.

What we typically light in a community

  • The main entrance. Monuments, walls and entry structures. The highest-impact spend by a distance, because everybody drives past it twice a day.
  • The clubhouse or community center. Rooflines and portals, warm white nightly, seasonal color on set dates.
  • Pool houses, mail kiosks and shade structures. Small runs that meaningfully improve how safe a common area feels after dark.
  • Perimeter and monument walls. Where the wall gives a clean plane for the wash to fall down.
  • Resident homes, as a standard package. Optional, individually contracted, but consistent in spec and mounting height.

How we quote a community

Common areas get quoted like any commercial job: measured on site, itemized by area, with the controller positions and power requirements written down. Resident packages get quoted as a standard per-house-type price, based on the two or three elevations your development actually repeats.

We will also tell you which parts are not worth doing. Lighting a stretch of perimeter wall nobody sees from a road is a way to spend association money without anybody noticing, and we would rather say that at the meeting than take the work. How pricing works in general, and the commercial page if you are managing offices or retail rather than residential.

How a community project runs

  1. Walk the property with the manager

    We look at entrances, common structures and the repeated house types, and work out what is actually worth lighting versus what would just be spending.

  2. Two proposals: common areas, and a resident standard

    One number the association decides on, and one fixed package residents can buy individually if the board wants to offer it. Kept separate on purpose so the association is never contracting on a homeowner’s behalf.

  3. Board presentation and architectural sign-off

    Spec sheet, daylight photos, color-match options and local references. Whatever your committee needs to approve it on evidence.

  4. Install, then hand over the schedule

    Common areas go on a fixed schedule administered by the manager. Residents get their own controllers and their own scenes. Nobody chases anybody in November again.

Association and manager questions

Can you present to a board?

Yes. We will come to a board meeting with the numbers, the spec sheet and photos of local work, and answer the skeptical questions directly. Boards make better decisions with a real person in the room than with a brochure, and we would rather be asked hard questions than approved on vibes.

How do resident group buys work?

Where a community wants a consistent look across many homes, we quote a standard package for the common house types in your development and give residents a fixed price for it, with individual homes quoted separately if they want more. Every homeowner still contracts with us individually. The association is not on the hook for private installs.

Will it satisfy our architectural guidelines?

Usually, because in daylight the channel reads as trim and color-matches to the fascia. We will give you the spec sheet, the color-match options and daylight photographs so the architectural committee is deciding on evidence. If your guidelines restrict color outside a holiday window, the system schedules around that without anybody policing it.

Can common-area lighting be locked so residents cannot change it?

Yes. Controller access is yours to hand out or not. In practice most associations keep the clubhouse and entrance systems on a fixed schedule administered by the manager, and nobody has to think about it again until somebody wants purple for something.

Do you handle multiple buildings across a portfolio?

Yes, and it is worth telling us the whole portfolio at the start even if you only plan to do one this year. Sequencing them properly gets a better number and keeps the look consistent, which is the thing that is impossible to retrofit later.
